Overview
Following the departure of a major anchor tenant, 400 University Avenue required a comprehensive repositioning to regain competitiveness within Toronto’s downtown note office market. Crown identified an opportunity to not only modernize the building’s physical infrastructure, but also significantly improve its environmental performance. The strategy focused on a full building retrofit that aligned capital upgrades with long-term sustainability objectives and evolving tenant expectations.
Strategy
Crown executed a large-scale capital program anchored by exterior recladding and mechanical system modernization. The building envelope was upgraded through new high-performance glazing and cladding, improving thermal efficiency and overall asset quality. HVAC systems were retrofitted to enhance energy performance, while LED lighting upgrades were implemented throughout the building to reduce consumption and operating costs.
Interior improvements included a renovation of the lobby and common areas to reposition the asset competitively within the downtown core. The program was designed to integrate sustainability with tenant experience, ensuring that performance upgrades translated into both operational savings and improved marketability.
Results
The retrofit delivered measurable sustainability outcomes, including a 22% reduction in energy consumption, a 24% reduction in carbon emissions, and a 53% reduction in water consumption. These improvements enhanced operating efficiency, reduced environmental impact, and supported long-term cost savings.
The repositioning also drove strong leasing performance, with the building now 97% leased, reflecting improved tenant demand and market competitiveness. The project demonstrates Crown’s ability to integrate sustainability-driven capital improvements with broader asset repositioning to deliver durable, future-focused performance.
