1004 Middlegate presented an opportunity to reposition a former single-tenant corporate campus into a more flexible, market-responsive asset. Crown acquired the Class A office property at minimal cost as part of a broader bulk acquisition, creating a compelling basis for value creation. The existing configuration and surplus land limited its competitiveness in a shifting occupier landscape. Crown identified an opportunity to unlock value through adaptive reuse, reconfiguration, and site optimization, aligning the asset with evolving tenant demand for flexible, amenity-rich workspace.

Strategy

Crown implemented a comprehensive repositioning strategy focused on transforming the asset into a multi-tenant office and flex environment. This included the full modification of existing industrial and manufacturing space into modern flex office product, designed to appeal to a broader range of tenants.

The building program and common areas were reconfigured to support multi-tenant functionality, collaboration, and efficient space utilization. New amenities were introduced, such as a fitness facility and conference centre, alongside upgraded finishes, to align the asset with contemporary tenant expectations.

At the site level, Crown optimized the overall footprint through the demolition of obsolete structures, and the strategic severance of excess land, including the sale of a smaller standalone building to an owner/occupier, improving both functionality and long-term flexibility of the property.

Results

The repositioning successfully transitioned the asset from a single-tenant configuration to a competitive multi-tenant offering, expanding its leasing appeal and relevance within the market. During due diligence, Crown proactively identified and secured a 60,000 SF tenant to backfill vacancy, accelerating stabilization and reducing lease-up risk. The introduction of flexible office formats and enhanced amenities repositioned the property to attract a broader tenant base and support sustained occupancy.
