In a North Yonge office market with more than 25% Class A vacancy, Crown secured a significant 77,604-square-foot, 10-year lease with a rapidly growing AI infrastructure company at 5000 Yonge. The transaction grew from an initial one-floor requirement into a three-floor commitment, reflecting the strength of the building’s positioning and Crown’s ability to develop a flexible leasing solution around the tenant’s evolving needs. The lease also activated a penthouse that had remained vacant for more than six years, converting challenging space into a key component of a major long-term tenancy.

Strategy

Crown positioned 5000 Yonge to compete for large, sophisticated tenants through strong property management, targeted amenity improvements and a creative leasing strategy. Recent upgrades to the lobby, shared work areas and conference facilities strengthened the tenant experience, while the building’s location adjacent to North York Centre Station and proximity to Highway 401 provided an accessible platform for a growing workforce.

As the tenant’s requirement expanded from one floor to three, Crown worked creatively to assemble 77,604 square feet of contiguous space across the upper floors. Early lease terminations and tenant downsizing were coordinated with staggered commencement dates to create the required footprint while minimizing disruption to the broader asset.

The deal structure was tailored to support both the tenant’s immediate operations and future growth. Crown negotiated rights of first offer and refusal on additional space, multiple improvement allowance draws, rooftop rights for supplemental HVAC and backup power, above-market parking allocations and future signage rights tied to expansion. Previously difficult penthouse areas were also incorporated into the tenant’s plans, maximizing the utility of space that had historically been challenging to lease.

Results

The completed transaction secured a 77,604-square-foot commitment for 10 years at premium rents. It also brought a long-vacant penthouse back into productive use and contributed to building occupancy reaching over 95%.

Beyond the immediate leasing impact, the transaction demonstrates Crown’s ability to translate an evolving tenant requirement into a significant long-term commitment through creative deal structuring.
