Overview
At 5000 Yonge Street, Crown delivered a targeted capital improvement program to enhance tenant experience and support leasing performance within a competitive North York office market. The work was executed within a fully operational building, requiring careful coordination to maintain day-to-day functionality while introducing high-impact upgrades. The program aligned physical improvements with leasing objectives, contributing to increased occupancy, rental growth, and overall asset competitiveness.
Strategy
Crown led project management, construction coordination, and day-to-day operational oversight, working closely with ownership and leasing teams to deliver upgrades that lead the market in terms of quality and uniqueness.
The double height, granite clad lobby was fully transformed, incorporating upgraded lighting, new furniture, a custom suspended feature installation, and a large-scale moss wall to create a modern and engaging arrival experience. Additional improvements included model suites ranging from 2,500 to 26,000 square feet, designed to provide flexible, turnkey options for prospective tenants.
To support leasing velocity, Crown also introduced high-end technology infrastructure and the Collaborate by Crown conference centre, creating a flexible, amenity-rich environment aligned with hybrid workplace requirements. This offering played a key role in reactivating tenant demand and accelerating leasing momentum.
All work was carefully sequenced to ensure continuous building access and minimal disruption. The capital program was closely aligned with leasing efforts, ensuring that upgraded spaces and amenities could be immediately leveraged in the market.
Results
The capital program contributed to a significant improvement in leasing performance, with occupancy increasing from 75% to 95%. In 2025, the building finalized 273,000 square feet of leasing activity, including 145,000 square feet of new leases and 128,000 square feet of renewals.
Rental rates exceeded competing buildings by more than 10% in a submarket with approximately 30% Class A vacancy, demonstrating the effectiveness of the upgrades in differentiating the asset. WALT increased from 3 to 7 years, reflecting improved income stability and tenant retention.
The repositioned lobby and amenity offering also received international design recognition in 2025. Tenant experience metrics improved meaningfully, with the building achieving a Net Promoter Score of 50, compared to an industry average of approximately 35, indicating a high level of tenant satisfaction.
The project highlights Crown’s ability to deliver capital improvements within an active environment while directly supporting leasing outcomes and long-term asset performance.
