Title: Operations Manager

Position Summary:

Responsible for the overall operation of 400 University Avenue including selected operational contracts (i.e. HVAC, Security, Janitorial, Fire/Life Safety, Elevators, Landscaping and Snow Removal). Coordinates common area maintenance, supervises operations staff, responds to tenant requests, administers building service contracts, purchases supplies, and coordinates tenant moves and construction. Review construction drawings and discuss with designers and engineers any issues pertaining to building operations. Knowledge of mechanical hands on is an asset

Minimum Education/Experience Required:

  • High School Diploma (min.)
  • Post-Secondary Education, College/University Degree, Certificate or Diploma, BES, BOMA SMA, FMA, RPA designation(s) or working toward
  • Experienced with Microsoft Office including Word, and Excel spreadsheets
  • 5 years related work experience

Key Responsibilities:

  • Supervise operations staff, security, cleaning and other contract staff
  • Daily inspection of properties and preparation of associated reports
  • Coordinate building repairs and a day to day HVAC trouble shooting
  • Assist with Project Management including Capital and Leasehold Improvements
  • Respond to tenant calls in a timely manner
  • Liaise with tenants on a regular basis to build “Tenant Relationships”
  • Develop Green Initiatives
  • BOMA BESt submissions, updates and green management practices
  • Manage disproportionate hydro consumption and billings
