Title: Maintenance Mechanic

Position Summary:
Under the guidance of a Building Operator, provides technical support on basic mechanical equipment and electrical systems. Assists in routine preventative maintenance and repairs on building equipment and systems, and ensures all activities are recorded in the building maintenance log book.
Minimum Education/Experience Required:
High School Diploma, and at least 2 years of basic building operations experience. Enrollment in, or completion of programs such as the Building Environmental program at Seneca College or the Systems Maintenance Administrator (S.M.A.) program offered through BOMA or other related courses is preferred.
Key Responsibilities:
- Under the guidance of a Building Operator or Senior Maintenance Mechanic, assist in maintenance and repair of all electrical and/or mechanical equipment, and maintain up-to-date records of activities in the Building Maintenance system.
- Perform basic plumbing maintenance and repair.
- Perform basic chemical testing for cooling and heating water systems
- Change lights and fixtures as required.
- Provide general help on regular maintenance activities throughout the building, and support HVAC system maintenance and repair.
- Maintain all electrical and mechanical rooms so that they are clean and organized at all times, including the painting of piping, pumps and floors.
- Record and verify all Life Safety equipment present and in good working order.
- Address tenant requests and complaints promptly, and professionally.
Title: Senior Building Operator
City/Region: Toronto
Position Summary:
Responsible for maintaining the entire HVAC system, Security, Janitorial, Fire/Life Safety, Elevators, Landscaping and Snow Removal. Maintain preventative maintenance program and respond to all tenant requests in a timely fashion.
Minimum Education/Experience Required:
High School Diploma, and at least 10 years of direct related industry experience. Enrollment in, or completion of programs such as the Building Environmental program at Seneca College or the Systems Maintenance Administrator (S.M.A.) program offered through BOMA or other related courses is preferred.
Key Responsibilities:
- Daily inspection of properties and operational equipment.
- Coordinate building repairs.
- Direct staff, tenants, etc. during emergencies within the properties.
- Maintain the Building Automation and Security Systems.
- Respond to tenant calls in a timely manner.
- Liaise with tenants on a regular basis to build “Tenant Relationships”.
- Coordinate tenant construction, liaise with contractors and tenant suppliers.
- Perform regular inspections of the Fire Alarm System in accordance with the Fire code.
- Prepare detailed reports and submit to the Operations Manager.
